Repair the concrete that can be saved, and say so plainly when it cannot
Half the slabs we are asked to repair in Greer are worth repairing and half are not, and the difference is whether the problem is in the surface or in the ground. A flaked patio on a stable base can be resurfaced for years more service. A driveway cracked by moving clay will crack again whatever is put on top of it.
Concrete fails in Greer in a handful of recognizable ways, and each one points to a different fix. Scaling and flaking, where the top eighth of an inch peels away in sheets, is freeze-thaw damage on concrete that was never sealed, or a slab that had water worked into its surface during finishing; the concrete underneath is usually sound. Hairline map cracking is the surface drying too fast on a hot pour and is mostly cosmetic. Spalling at edges and joints, where chunks break away, comes from water in the joints freezing or from a de-icer. Single long cracks that stay the same width are shrinkage cracks that the joints did not catch. And cracks that widen and offset, with one side higher than the other, are the clay moving under the slab, and no surface repair fixes a moving base.
For the surface problems, the repairs are good and lasting. Scaled and flaked slabs are pressure-cleaned, ground where needed and resurfaced with a polymer-modified overlay, broom-finished so it looks like a new pour, then sealed. Shrinkage cracks are routed out to a clean groove, filled with a flexible polyurethane or an epoxy depending on whether the crack moves with temperature, and dressed flush. Spalled edges and corners are rebuilt with a bonded repair mortar formed to the original profile. Open control joints are cleaned and re-caulked with a self-leveling sealant so water and the winter's ice stay out of the base.
For the ground problems, we are honest. A slab that has settled but not broken is lifted, not patched. A slab that is cracked into pieces, heaved, or sitting on clay that has visibly moved is a replacement on a proper base, and the estimator will tell you that on the first visit rather than sell a repair that fails next spring. The repair-or-replace guide lays out how we make that call.
What the job includes
Diagnosis before the quote
Whether the damage is in the surface or the base decides the repair, so the estimator looks at the slab edges and the ground before pricing.
Crack routing and filling
Cracks opened to a clean groove and filled with flexible polyurethane or rigid epoxy, matched to whether the crack moves.
Resurfacing overlays
Polymer-modified overlays over scaled, flaked or stained slabs that are still structurally sound, broom-finished and sealed.
Spall and edge rebuilds
Bonded repair mortar formed to the original edge, corner or step profile.
Joint re-sealing
Control and expansion joints cleaned and caulked so the next freeze does not get into the base.
Honest about replacement
Moving clay, heaved slabs and broken-up concrete are priced as a replacement, not disguised as a repair.

Concrete repair questions, answered
Can a cracked driveway be repaired?
If the crack is stable, the slab is level on both sides of it and the base is not moving, yes, and the repair lasts. If the crack is widening, offset or part of a pattern of cracks, the base has failed and the honest answer is replacement.
How long does a resurfaced slab last?
On a sound slab, properly prepped and sealed, many years. An overlay on a slab that is still moving will crack where the slab cracks; we do not put overlays on those.
Will the repair match the old concrete?
A crack fill is visible as a line; an overlay changes the whole surface so there is nothing to match. We will tell you which result to expect.
What causes flaking?
Freeze-thaw cycles working on water in the pores of unsealed concrete, which Greer has 40 to 60 of every winter, or water troweled into the surface on the original pour. Sealing after the repair stops it recurring.
Can you fix a sunken slab?
That is a leveling job rather than a repair, and usually a cheaper one. Foam or slurry under the slab lifts it back; patching the lip does not.
Do you repair garage floors?
Yes: cracks, spalled joints, pitted surfaces and the dropped slab at the door. Oil-stained floors need degreasing before an overlay will bond.
